Infrared Scanning (Thermal Imaging) 


National Property Inspections (NPI) offers thermal imaging as an additional part of our services. Using a radiometric infrared camera, we can scan interior and exterior surfaces of a home or commercial building. The camera detects even minute temperature changes that can indicate the presence of moisture, areas of heat loss, plumbing leaks and their sources, electrical faults in wiring and in the panel and even locate areas of substantial termite damage.

Energy Audits

Utility payments are a bit-budget item when it comes to owning a home.  Significant savings are possible when insulation levels are analyzed which doesn't happen with the naked eye.  Thermal imaging can pay for itself in the 1st heating season by locating where substantial conditioned air loss is occuring through missing or inadequate insulation. 

Moisture Sources
Moisture, perhaps leaking through a section of roof can leave a "cooler" spot on the camera imaging allowing the inspector to alter you to smaller issues before they become bigger problems.  IR cameras can inspect places that can’t be physically reached with a typical moisture meter used in the average inspection. They can identify wet conditions behind surfaces, such as enameled walls, that won’t readily water stain. It allows for the ability to track leakage to their source with minimal or no disassembly of building structures.  For example, you notice a musty smell in one of the rooms but otherwise are in love with the home, a valid concern is that there may be a mold problem or moisture problem in that room.  With infrared technology you can get a broader extent of the moisture within minutes in a non destrictuve manner.

Electrical Issues
When assessing the electrical system throughout a home or building, there are several area including in the heating and cooling systems that can have issues of problems.  The infrared camera allows temperature differentials to point to "hot spots" in wiring.  Potential fire hazards can then be addressed for overall safety. 

Roof Inspections
Roofing contractors, building owners, and others utilize our infrared service to prevent major roof repairs by helping detect the main areas involved and possibly the exact source of a problem. Problem areas are marked on the roof and the findings are presented in the report. This service can save thousands of dollars to the investor. Instead of spending an enormous amount of money to replace the entire roof, our infrared inspection allows customers to identify and replace only the problem areas.

Camera and Training

NPI owns and operates 3 FLIR Commercial Grade Thermal Cameras.  Thermal Imaging is included in the cost of a general home inpsection, and is a valuable service that can prevent hundreds of dollars of costly repairs in the future.
