A potential buyer has hired us to inspect your home.  This letter is to give you
a little information on our inspection services and process. 

National Property Inspections is a inspection service company franchise with it's
corporate headquarters in Omaha, NE.  Our division has completed thousands of
home inspections in Utah.  As certified professionals, we carry Errors and Ommisions
Insurance as well as General Liability.   

The evaluation of the property is performed in accordance with the Standards of
Practice and Code of Ethics of the "American Society of Home Inspectors”, where
pertaining.

Our inspection is not a pass or fail inspection. Although minor issues may be
observed and reported, the focus of the inspection is on defects that in the
inspectors’ opinion adversely affect the proper function or safety of the e
valuated systems and components of the property.

You are not required to be present at the inspection.  In fact, it is best to allow
 us to proceed with complete access of the property, and without undue
interruption, so that we are able to conduct a complete and accurate evaluation.

The inspection will take between 2-3 hours depending on the size and
condition of the home.  We will be making evaluations throughout the interior
and exterior of the home; walking on the roof, climbing in the attic, opening the
windows, operating central heating/air conditioning systems and standard built-in
appliances, opening electrical panel enclosures, looking under the kitchen/bathroom
sinks, running showers/tubs, etc.

If there are any areas or components of the home that you do not wish to be
accessed or handled please inform the us.  Also, if you are aware of any problems
or adverse conditions affecting the building and related systems please inform us.
